Completely. NidoDirect is not a real estate brokerage and does not act as an agent for either party. Our Transaction Coordinator is a licensed NJ real estate professional who manages closing paperwork — a role that is fully legal in all 50 states. New Jersey law requires a 3-business-day attorney review period on all residential contracts, and our TC coordinates that process on your behalf.

If a buyer comes with their own agent, that agent is paid by the buyer — not by you. Following the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation. You can choose to offer a commission (1–2.5%) to attract more buyers, or offer $0. Either way, you only pay our $2,500 flat fee at closing.

Yes. NidoDirect lists your home on the NJ MLS through our licensed broker partner. Within 24–48 hours, your listing syndicates to Zillow, Realtor.com, Redfin, and every other major portal. There is a one-time MLS listing fee of approximately $150–$299, bundled into your NidoDirect experience.

Your TC prepares your NJ purchase agreement, coordinates the 3-day attorney review period, schedules and tracks the home inspection, manages mortgage contingency deadlines, orders title search and insurance, and coordinates deed transfer on closing day. They do not negotiate price on your behalf — you remain in control of all decisions.

Houzeo and similar services are listing tools — they get you on the MLS and largely leave you alone. Many also charge a percentage fee at closing on top of their upfront flat fee. NidoDirect assigns a dedicated local NJ TC to your deal who manages the entire closing. Our $2,500 fee is genuinely all-inclusive — no upfront cost, no percentage at closing.

You choose. Most sellers prefer to be present — you know your home better than anyone. If you'd prefer hands-free tours, we offer smart lockbox self-touring. You can mix both: present on weekends, lockbox on weekdays.

Only at closing, and only if your deal closes. There is zero upfront cost to list on NidoDirect. The $2,500 flat fee is collected at closing as part of your settlement statement. If your home does not sell through NidoDirect, you pay nothing.
