Our Transaction Coordinator is a licensed NJ real estate professional who manages closing paperwork — a role that is fully legal in all 50 states. New Jersey law requires a 3-business-day attorney review period on all residential contracts, and our TC coordinates that process on your behalf.
If a buyer comes with their own agent, that agent is paid by the buyer — not by you. Following the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation. You can choose to offer a commission (1–2.5%) to attract more buyers, or offer $0. Either way, you only pay our $2,500 flat fee at closing.
Yes. NidoDirect lists your home on the NJ MLS through our licensed broker partner. Within 24–48 hours, your listing syndicates to Zillow, Realtor.com, Redfin, and every other major portal. There is a one-time MLS listing fee of approximately $150–$299, bundled into your NidoDirect experience.
Your TC prepares your NJ purchase agreement, coordinates the 3-day attorney review period, schedules and tracks the home inspection, manages mortgage contingency deadlines, orders title search and insurance, and coordinates deed transfer on closing day. They do not negotiate price on your behalf — you remain in control of all decisions.
Houzeo and similar services are listing tools — they get you on the MLS and largely leave you alone. Many also charge a percentage fee at closing on top of their upfront flat fee.
